Demand for luxury suburban housing in the Moscow region in 2021 increased by 63% compared to 2020. Kommersant writes about this, citing a study by Knight Frank.

According to Oleg Mikhailik, director of the out-of-town real estate department at Knight Frank, the demand of wealthy Muscovites for out-of-town housing will continue as long as the pandemic restrictions are in place.

He believes that the main deterrent to further growth in demand is the extremely scarce supply on the market. So, in 2021, more than 1.2 thousand objects left the market - at least 30% of the total exposure.

“This situation has developed due to the fact that over the past five years, a few objects have appeared on the primary market every year,” Mikhailik said.

As a result, all this led to a serious increase in prices for elite suburban real estate. In 2021, the average budget of cottages increased by 46%, to 285.8 million rubles, for townhouses the growth was 53%, to 61.3 million rubles. The average cost of a hundred square meters of land increased by 21% and now stands at 4.8 million rubles.

However, in 2022, the situation may change, since with the start of construction of new cottage settlements, some buyers will switch to them, which will force cottage owners to moderate their appetites.
