In Moscow, the number of inexpensive apartments in skyscrapers has doubled

Russia (bbabo.net) - The number of apartments in skyscrapers with comfort-class apartments has doubled in Moscow, Metrium reports.

Buildings higher than 100 meters are usually referred to as skyscrapers, but experts have counted new buildings with a height of 99.5 meters (almost all comfort-class skyscrapers are slightly below 100 meters). As a rule, these are buildings of 30 or more floors.

In November 2021, there were 16 such economy and comfort class projects in the capital. They sold 6,200 apartments, which is 34% of housing in the mass segment on the market (there were no apartments in these houses).

In 2018, there were 15 projects of the mass segment with high-rise buildings with 2.5 thousand apartments and apartments, which accounted for 15% of the supply of new buildings in the mass segment. That is, over three years the share of premises in skyscrapers of an affordable price segment has more than doubled, and the number - 2.5 times.

Despite the increase in supply, the choice has become less diverse, experts say. Mass skyscrapers are being built by only four developers, while in 2018, ten companies were engaged in this.

The number of developers who implement such projects in the comfort class has decreased purely "technically", says Nadezhda Korkka, managing partner of Metrium: many companies have begun to position their old high-rise comfort-class projects as new business-class buildings.

In general, for high-rise projects, a square meter of housing costs 258 thousand rubles, and an apartment can be purchased for 12.3 million rubles. Three years ago, housing in high-rise complexes cost 169 thousand rubles per sq. m, and apartments were sold on average for 10 million rubles. Thus, the unit cost of high-rise housing has grown by 53% in three years, and apartments in them have risen in price by about 23%. The average indicator for the entire market of new comfort-class buildings, excluding height, increased by 66% during this time. The increase in the number of storeys in the complexes allowed developers to contain the rise in prices for new buildings, says Korkka.
