NKR: prices for new buildings will rise by at least 10% in 2022

Prices for apartments in new buildings in 2022 may increase by at least 10%. RBC writes about this, referring to the data of analysts of the rating agency National Credit Ratings (NKR, part of the RBC holding).

Apartments in new buildings will rise in price due to the fact that the cost of building houses will rise, the cost of construction and installation work will rise even more, land will rise in price and the demand for apartments will grow.

Also, the cost of building materials in 2022 will rise by 15%, which will also affect the final price of apartments. Moreover, a sharp rise in the cost of materials has already affected the cost of apartments in 2021: they account for more than a third of the final price per square meter.

Compared to 2021, the rate of growth in housing prices in new buildings in 2022 will slow down. By the end of September, the average cost per square meter in new buildings increased by almost a quarter compared to the same period last year, to 93.5 thousand rubles.

The main growth in house prices occurred in 2020 and 2021. It is due to high demand against the background of the introduction of the preferential mortgage program, as well as the low level of the key rate.

At the beginning of next year, the secondary housing market will return to near-zero average dynamics. This opinion was expressed by market experts in early December.
