The experts compared the ratio of rent payments for a two-room apartment and the monthly mortgage payment on a twenty-year loan.

In 2019, rent averaged 80% of the mortgage payment, in 2020 - 79% (due to lower rental rates due to the lockdown and their long recovery). In 2021, the rental rate averaged 67% of the average mortgage payment.

The biggest savings for a tenant compared to a mortgage borrower are in Ufa, Kazan and Moscow, where the average rent is almost two times lower than the average mortgage payment. The reverse situation is in Rostov-on-Don, Chelyabinsk and Volgograd, where rent is 75-84% of the average mortgage payment, that is, the savings are not so obvious.

Compared to the pre-pandemic period, the maximum “cheapening” of the share of rent compared to mortgage occurred in Voronezh, Perm, Omsk and Krasnodar.
