The city authorities sometimes report the start of sales of the next batch of garages several times a week. Today, for example, it became known that the city will put up 42 lots at once for an open electronic auction: 20 ordinary and 21 family parking spaces - this is when you can leave two cars at once. Family parking lots are located one behind the other, but they have only one exit, so when two cars are parked, one is always locked. For families, this is convenient - the price of such places is lower, but there are no problems with using them.

"Parking places are located in a residential complex on Rublevskoye Highway, building 101. The area of ​​the lots varies from 13.3 to 50.2 square meters, and the starting prices are from 1.8 to 3.4 million rubles," said the head of the Moscow department city ​​property Maxim Gaman.

Quite high prices are explained by several factors. Firstly, the parking is underground and is located in a new residential complex - if you live here, then you can get from the apartment to the car directly on the elevator. Secondly, the complex, and with it the parking lot, is located in an attractive location - near the Molodezhnaya metro station, developed urban infrastructure, the Krylatsky Hills park with ski lifts and much more.

At the same time, it should be taken into account that the prices at the auction are indicated as starting ones, that is, during the auction they may increase. But often parking lots go at the initial cost, so you can save a lot compared to market offers. In the same parking lot on Rublevsky Highway, private owners offer places much more expensive than the city - for a double family, for example, they ask for almost 4 million.

However, if you don’t have millions for parking, but you still can’t park your car in the yard, then you should take a closer look at the places in multi-level ground parking lots - Muscovites often call them folk garages. Prices for them usually start from 300 thousand rubles. For example, in a parking lot at 94 Kashirskoye Shosse, the city offers to buy a place of 14.2 "squares" on the third floor. Bidding will start from the amount of 289.2 thousand rubles. There is dense residential development around the garage, so there will certainly be many applicants. In such areas, the ability to have a guaranteed parking space usually takes on special significance - people are ready to leave the car a kilometer from home, just not to cut circles around the blocks in search of a free spot.

It is interesting that 9.2 thousand city parking spaces last year found their owners as a result of auctions, and another thousand were sold by right of preemption - for 60 percent of the market value. Under these conditions, you can buy a parking lot if it is located in the building in which you own an apartment or live under a social contract.
