Rosreestr named the regions where sales of new buildings fell the most

In 2021, sales of housing in new buildings fell in 29 Russian regions. RBC writes about this, referring to a message from Rosreestr.

Despite the fact that in 2021 the growth in the number of apartments sold in new buildings exceeded 17%, they fell in a third of the regions. Thus, the largest drop occurred in Chechnya, where in 2021, 35.8% fewer contracts were concluded than in the same period in 2020. The second place belongs to the Kirov region, where the decrease was 34%. The Arkhangelsk region closes the top three anti-leaders, where the number of concluded contracts decreased by 32%.

Most of all, in absolute terms, sales of apartments and other premises in 2021 in new buildings decreased in St. Petersburg. There was a decrease by 5.3 thousand concluded contracts (-6.5%). And the fall is not the first year. Experts noted that this is due to the constant rise in prices and the reduction in the volume of new supply.

Among the Russian regions in which more than 10 thousand apartments or other premises in new buildings were sold in 2021, Primorsky Krai leads in terms of growth rates. There, in 2021, 10.4 thousand equity participation agreements were concluded, which is 55.5% more than in 2020. Real estate market experts linked the increased demand with preferential mortgages in the Far East, as well as with a shortage of projects in the region.

In general, the Chukotka and Nenets Autonomous Okrugs, the Jewish Autonomous Region, the Murmansk Region, the Kamchatka Territory and the Republic of Tyva remained without sales in new buildings in 2021.

In early February, SberIndex noted an increase in the housing affordability index in Russia over five years. So, from 2017 to 2021, it grew by 10.4%. Now, on average in the country for a regular wage, you can buy 33.2 square meters. m of housing, mortgage - 42.2 sq. m.
